It takes a Special Approach to determine the value of a home on acreage. You see, most real estate agents know how to establish value for homes in subdivisions, but homes on an acre or more are unique in numerous aspects that will affect the value and the methods used to determine its value:
- the land the home sits on
- how much of the land is usable
- Septic, well or public sewer and water
- workshops add value
- barns add value
- trees, type of vegetation
- and more
As a matter of fact, most agents will assess your value uising the same methods they do for typical homes, meaning the result is going to be inaccurate, maybe a little, maybe a lot!
